Ok, don't know why I am offering this out to you sharp-eyed hawks, but look at this beauty that's just appeared on the market...

I'll start with,

1) all bedrooms too small

2) next to a school

3) north facing garden

4) nagging doubts about the urban road area - the identical fixtures on the terraces lead me to think social housing and the chalet style bungalows, wtf?

Being led to let my wife make what she thinks is a low offer just so that she can get it out of her system, i'm worried that such a "brave" plan might back fire on me.

I don't know that exact area. Convenient of course but I don't know how appealing beyond that. The bedrooms aren't too bad - treat the first floor 'study' as a child's room and knock through the partition on the 2nd floor to give it a large master & ensuite. I assume the garden's tiny given no picture and described as 'well proportioned'. Decent size lounge, off-road parking.

I don't know - it's a bizarre market. You could pay double that for a smaller mid-terrace in Hale or get a 3-4 bed larger semi in Timp/Sale for the same money. Then again it's only slightly more expensive than the city centre flat I sold last year - it's an odd market to try and see what is 'relative value'.

My tuppenth worth... it's a real bargain for Alty and that in itself should set the alarm bells ringing. The area is WEIRD! A mix of old biddy flats, DHS, and potential cannabis dealers. I'm sure in reality it is a perfectly respectable place to live, but my God, it is missing a soul, a heartbeat, call it what you will.

Everyday I would wake up expecting to look out of the window and see Sue Pollard in a yellow blazer, organising a knobbly knees contest.

See, you're talking about knocking walls down and adding a bathroom in a brand new house :blink: the supposed master with the ensuite is only just usable with a SK size bed in it. That study would need to be a dressing room. Garden, well i've seen worse, especially round Welman Way but the ride on mower will have to wait but there's a park next door for running round with the kids.

It looks like a mod. 3 bed semi with loft pre-converted into 4th bedroom. Personally I prefer a loft to be a loft to be a loft. That aside, proportions look reasonable for a new build 3 bed semi. It appears to be a private build, is that the case? Do you know their provenance/history?

I'm not sure of the appeal of the location. At £1/4 million even less so.

My mood this morning is "just buy it". I'm suddenly in a very anti-rental mood, after filling in our 'new AST' extension form last week against a backdrop of "you can stay as long as you like", to finding our place on Rightmove for sale this morning...

That's not nice. If it were me I'd let them know.

Out of interest, what roughly is the implied yield they're asking?

What's the traffic like in the mornings and at the end of the school day. Well schooled kids are still kids at times, and can throw rubbish like empty coke bottles over fences. That fence runs right by the lane into the school I think. Is that a bus stop right outside the house? Does the school's sewer drain run directly below that house, but keeping in mind I don't know anything about drainage systems?

Is it a newbuild built on the site of those prefab chalet houses? I can't find anything about the planning or developer. It's not the sort of house I thought you'd go for. Thought you'd prefer something which has proven itself with a bit of character.

RK - Pretty much although 2 bed with pre-converted loft might be more realistic. Even the ad describes the 3rd normal room as a study. Seems to be private build, told that builder lives in other half of the semi. As monks says there is something about round there, not quite Deliverance but a little Royston Vasey. But 3 bed + garden + off road parking + not on a main thoroughfare makes the price look attractive compared to the rest of the market. One of the Urban Ave terraces is on for £188K which makes this new build look a bargain :D.

Venger - School, yep I've pointed that out to her. Garden backs onto school car park which is better than playground I suppose. Personally I like the proportions of the tree road and beyond terraces but I'm not overly precious about things. But see the other thread about value, there are no "cheap" unmodernised houses so this appeals to my wife because it is new and doesn't need anything - put all money down as deposit and pay off the loan, no building work. Now we've a baby again, we are avoiding looking at total re-furbs. Would need things to be so cheap to buy, stay in rented for 6 months and pay for building work up front. Need to knock 100K off asking prices to do that. There's something on Highgate Road which really floats my boat but price + work is out of my league.

My missus is having cold feet about signing up for another 12 months in our rental. This house is her hen night last fling so to speak. As I said, I'm tempted to let her pursue it and get rejected but there is always a risk someone might say yes and then I'll have to be the bad guy.

What's depressing me almost as much as being kicked out of the current rental place is that today (i.e. in 1 day!) they've 12 viewing requests. Not only is that depressing in terms of likelihood of being kicked out, but also the level of interest in purchasing.

No need to be sorry to me, no one had 'the answer' for me which is what i was looking for, some killer nugget of info that was staring me in the face. Like if i'd suggested the semi right next to the grove lane islamic centre that unfortunately keeps getting its windows smashed by vandals

Doesn't matter how much you have to spend, the feeling of being sold from under your feet is much the same so you have my sympathies. I bought a flat in 2005 on the back of being irritated by my landlord. Didn't turn out bad at all but older and wiser now and i'm avoiding such knee-jerk reactions in the future

Urghh. As I understand it I don't think you're obliged to allow any viewings, but regardless it's not good when that happens. Especially if you've got some amateur of a landlord who breaks their word, might disagree about viewings and expects you to comply. What a hassle, even just speaking to the landlord or their agent on a regular basis during such a process, never mind the viewings and all sorts of concerns there.

I didn't reply earlier because I was trying to find the post in which you'd expressed how happy you were living in your current place. I can understand you not being happy with this turn of events. :(

Yes, we currently rent somewhere much more rural - renting for the last year to 'test' the change from the big city. We've actually loved it, despite as you point out the greater reliance on the car - and definitely a lot more grass to mow!

Yes we do like the place. It wasn't going to suit us long term but another 6-12 months would have been fine. As I understand it you can make yourself into a pain up the **** when it comes to permitting viewings, but that's not really my style, as long as it is genuinely convenient. I've also managed to negotiate a slightly longer notice period (if he does find a buyer) so that will help us move. It's just inconvenient with both working, a baby and a toddler, summer hols scheduled etc.

Very unlikely we'll move into another rental to then move again into a purchased place so I expect to be flinging some lowball offers in a number of directions shortly.

It's quite likely that these are the agents 'go to' list of first viewers. It seems to be common practice to send a bunch of tyre kickers round in the first couple of weeks to give the seller the impression they've made the right choice of agent. I've had it happen to me in the past. Flurry of 'interest' which dissipates like the morning dew, followed by nada, then the agent starts with his friday evening calls of woe urging seller to lower the price.

If that is the case then you may find after this lot have tramped around it goes fairly quiet.

I suspect you're right. A very similar house remains unsold just up the road which is 40k less so that may help.
