Thanks Doccy, ill give it a go.

Sorry about the confusion guys, the address is register@jamesclow.info. The square brackets and spaces are not a part of the address and are designed to stop spambots from harvesting your email address - now rectified for clarity :)

All should be OK as I noticed you're signed nutella.

Anyone else to have bought on James Clow - join us on http://jamesclow.wordpress.com or http://www.jamesclow.info ... (same thing - have removed the URL cloaking)

Hi Subby,

From the author of http://jamesclow.wordpress.com and http://www.jamesclow.info ----

With the greatest of respect, that only serves to confuse things even further. I had a real problem because I wanted to converse with other James Clow purchasers yet every thread online was either polluted or populated with all sorts of people - including those who had no vested interest in James Clow. Most were Titanic based with a host of others from all over Belfast and beyond - Ormeau Bakery etc ... I had noticed you had set up a separate Titanic forum - so why throw James Clow and Ormeau etc into the mix - that's just recreating this HPC forum which is a jack of all trades and master of none?

On http://www.jamesclow.info - we kindly request that new applicants must have bought in James Clow ONLY. That's the only way we can keep private, together and talk without being drowned out by tyre kickers and others whose interest lies elsewhere.

Not a criticism Subby, but your boards are a crackin idea for Arc TQ purchasers which is where you started. Fire in a host of other developments and it becomes difficult to differentiate you from all other forums (like HPC). I can see where the mix up originates - but James Clow is not within the Titanic Quarter developments.

:)

There is a James Clow development board on the forum I've set up at

phpbb88

if you want to take the discussions private you can register there as well ;)

With all due respect Subby is the one on the ball. This is a legal matter which pretty much is the same for all of you. Where you have agreed to buy is irrelevant - the only important point is how the law is going to look upon those who are going to be in breach of their contracts.

so if someone has bought in titanic and they make a breakthrough in getting out of their contract or asking price reduced etc you dont want to hear about it?

you just want to communicate with other people who have all collectively bought a belfast slave box at the top of the market?

good luck

im off to look at a one bed FLAT in st johns wood ( london ) auction repossesion on at 160k guide, makes you wonder what a FLAT in belfast is really worth...................................................

If all contracts were cut from the same cloth and all developments were run by the same company you might well have had a point.

No critisism taken. If you want to go down that route then fine. No skin off my nose, but if someone were to find out something and didn't pass it on, just because they bought in TQ and not the Clow development, then I'm fairly sure you'd feel a bit miffed. The forum I set up was for anyone in the same situation regardless of where they bought....

If your contract is so different - how come you are here asking the same questions as everyone else who has bought off plan? The only point you may have is if yours has something making it easy to break - but would you not know this already?

The simple fact is that you are in the same boat as everyone else - same mistakes, same problems. If others find a way out, then you have a good chance likewise. Short of a bad contract in your favour, if everyone else is stuffed - so are you.

Buyers facing difficulties completing in the James Clow development now hitting the news: Apartment buyers seek legal help

I just spotted that if you type "James Clow" into Google the top 2 results are to the NI HPC forum - Nice!

Brian Spear's Solicitors firm must be well pleased. That must be 200 people they are representing at say £1,000 each. Nice to see someone benefiting from all this.

I'd wondered which development Sarcon 177 was behind.. The Chancery Court Apt completion cases are now coming thick and fast.. TQ v Neil Rowe who got the legal decison against TQ is up for Review & Summons again tomorrow, plus there are 17 Abey Developments (Custom House Square apts) due for Review & Summons on 21st September

BBC Ceefax reports developments in court re Clow. Anyone got details?

They haven't got a sniff - CMG tried to run a previous group action which never went anywhere. Now Tughans are giving it a spin, for all the good it will do.

I reckon the only way you win a case like this is to have turned up on the expected completion date with the money ready to complete.

Tell the vendor that you are ready to complete the contract and that 'time is of the essence'. If they are unable to complete the contract (give you a finished apt) then you get the chance to exit the contract.

The problem with this is that a bank would not give you a mortgage on the unfinished apt. You need to borrow the cash and have it ready to demonstrate that you are ready and willing to uphold your side of the contract.
