If you mumble "hundred and ninety five thousand" it does not sound a lot.

I wonder why there's no images of the veiw from the house?

I have no idea but I doubt it has any sea views - there are some quite high buildings in front of it. The Pilot pub for one and, I think, an appartment block. I could be wrong though.

I don't think views are worth anything really. I lived in Lon Mafon in Tycoch, we had a huge view, all of Swansea Bay from Porthcawl to Mumbles, across the channel on a good day to Exmoor.

Thing is, it was always there, we never noticed it.

Quite right, it's a bit like going out with a gorgeous woman ; after a couple of months her looks don't register and you're left wondering what the other guys are making such a fuss about.

Whilst agents can ask 200k for ratholes like this without embarrassment , we know the sickness is still with us. (if slightly less rampant).

There was a really lovely completely modernised, and very stylishly done, house for sale here last year which was on for 390K asking and eventually sold for, IIRC, 315K. It was lovely so 495K asking price for this is, IMPO, interesting to say the least.

They are all scared stiff down in that area fearing that the old Emmanuel School playing fields will become either:

1. Asda.

2. Big new housing estate (Planning permission is in)

3. Labour's new park'n'ride for Swansea West.

Am I way out of date, or do all these houses have new bathrooms and kitchens fitted just for sale?

Seems odd to me that virtually every set of photographs has these apparently brand new fittings?

Don't forget, during the boom it seems that loads of people were having new bathrooms and kitchens. That is why all the plumbers and kitchen fitters were making a fortune.

The style of kitchen and tiling in that photo reminds me of a relative's kitchen, which looks very similar, that my relative put in around 2004/05.

That was my thought.

I heard a story a few weeks back from one EA that he had gone to value a house in the Lons and the sellers wanted 300K for it - not put it on for 300K but wanted 300K for it.

The EA told the sellers that most houses in the Lons go for about 180K to 190K and he could put it on for 200K, maybe 220K tops. Alas, the sellers were adamant that they wanted 300K for it bcause it had a lovely view and, ahem, another EA had allegedly said it was worth 300K.

IMPO anything over 200K in the Lons is too much.
