There's a clue in the EPC report, if you look at the big difference between the potential and real performance.

You're going to need to spend money on it to make the bills sensible.

Check the bays, they tend to drop.

Other than that it looks nice, except that it's Swindon.

How much if you are going to make an offer.:)

How much would make you feel embarrassed?

That's the figure.

It all depends on how you're buying though.

If you have to sell yourself etc etc, you have to offer more than if you're offering cash.

I'd offer 180k, cash, and go no further than 190k.

There aren't many gardens around as nice as that one though(just my personal taste I suppose)

I don't think my approach would necessarily work in the current low interest rate environment.

190k is actually what I am thinking. Like the garden ,not much houses around comes with that.

I don.t think the EA Iin Swindon would take an offer of 190 though. They are notorious for their arrogance.

But I would like to offer190k.:)

Things are quiet in the SW although I don't know about Swindon as it's pretty close to London.

Do be careful about giving too much away online - the vendors may be watching! UNless you are the vendor and this is an offbeat marketing ploy ;-)

Its a nice looking family home, in a nice road, in a decent part of Swindon. Internal pics look good, lovely big garden.

Why would you think when valued at £245k with recent SSTC history an offer at £190k would even be considered? I would have thought it a desirable house and go for close to asking price.

Asking price is not a valuation, asking price is a wet dream.

The fact that it previously went SSTC tells you nothing more than an offer was accepted and then for some reason the sale fell through.

It doesn't tell you the offer was anywhere near asking price, for all you know the accepted offer was 200k and fell through because the valuation was 180k and so 190k would be a sensible offer.

There is nothing stopping the seller from asking 300k, would you then be all pleased with yourself if you 270k offer was accepted (a whopping 10% of)?

Land registry data for this street suggest there is nothing special about it and that 245k is well above the recent (past few years) sold prices, that is before you factor in current climate, cash buyer etc.

With this sort of attitude to house buying (nice area, nice picture, asking price is a valuation...) I would advise you stay well away from the housing market for a few years for your own protection, unless you have too much money of course!

2007 record price for a semi in that street is 234k.

One went in January this year for 195k.

There are quite a few large gardens about, especially for that sort of money.

A lot of the big streets in old town have large gardens, although at the cheaper end (under 150k) they are a bit harder to find.

The rooms aren't particularly big, so I would be aiming in the 180-190 area.
