Not going to turn my nose up at fish n chips! I was idly looking on RM at some of the houses on Brooklands road (good size, decent gardens) but have never been down that way beyond the washway road side of Brooklands metro. I guess if you live round there you're as likely to get the metro into Alty or town than walk up to Sale centre

Had family (who have since moved to Hale) who lived just off Framingham Rd. Was great when the kids were younger for the school on Woodbourne (Primary.) I found the area actually pretty nice and quiet. When the kids grew up they went to Sale Grammar.

Also had other family members who lived on one of the big detached places on Brooklands Rd, and although the house and garden was huge, I couldn't stand the road itself. Absolute pain-in-the-ass to get off the drive and back on again (traffic always up your backside going too fast down Brooklands Rd.) Also, avoid the East side of Brooklands Rd, as you are backing onto the council estate round the back, and you miss out on school catchments (hence the big difference in prices.)

You can walk up to the top of Brooklands Rd and find a few places to eat and drink; also the pub just the other side of the traffic lights, as well the pub on the East side of Brooklands Rd just before them.

Be careful of traffic during rush hour, especially if you are heading Timperley/Alty way down Brooklands Rd - can get quite heavy towards the roundabout at the bottom.

In summary, look around Framingham Rd and the estate there; much nicer than most of Sale - as long as you don't mind the extra bit of travel to get places.

Cheers. Yes was the detached houses on Brooklands road that had caught my eye for the house/garden sizes, but the road is a downside. As you say, was looking at the schools - Brooklands > Sale Grammar. I'd also seen a couple of houses on The Avenue & Ashlands - in Aston Mersey school catchment. Decent houses, gardens and schools. Just comes down to whether that outweights my pretty negative views on Sale town centre & Chester Road.

You're not moving to Sale for the party lifestyle, if thats your priority stick to the city centre or Didsbury/Chorlton.

Sale is a stable, family orientated suburb with the odd decent pub or restaurant. The area to the northern end of Brooklands Road is an established, pleasant community, a 'golden triangle' focused around Brooklands Primary school, Sale Grammar and Dragons (LA Fitness) health club. A cosy, privileged lifestyle in which to raise a family.

I'd probably also look at the type of houses mentioned above round Grove lane etc if that's what you get for 250k. I'd prefer to be in reach of Hale centre. Hale train, Alty centre and Alty tram than any of the other Sale/Timp options personally. Unless the extra 10 mins tram time into town matters.

I'm looking further out as we want something a little more rural/with outdoor space. Dunham Town would be ideal but it's all NT bar one house one at 1.1million..

There are some middle budget houses (250k) in Dunham, but there aren't many of them and so they come up for sale rarely.

What on earth is going on for Sale at the moment? The prices are utterly ridiculous, even in the less desirable parts around the sale moor/wythenshawe border.

Small 2 beds, are being listed at £200k+. Who is paying this?

Sale houses which are in good condition are currently getting STC like hot cake! I gave offers for 2 houses within sale in last 2 months and were not accepted. First time buyer 10% deposit. One listed@ £215k, offered at £200k. 2nd listed @£225k, offered £222k. Finally an offer accepted for a house in sale moor at £5k below listing price but is still £25k higher than neighbouring properties sold 2yrs back

Around March/April, Sale/Sale Moor was ridiculous, most houses around £200k or more selling fast, regardless of condition or proximity to the rougher parts. At that time a friend of a friend was looking to FTB in Sale, and apparently was so panicked that she started putting in offers on houses before she even viewed them!

I don't know how its been more recently, thought it had calmed down.The west side of washway road doesn't seem to of been as crazy, apart from Ashton on Mersey (Schools) of course, where I spotted a 2-bed Vic semi for £280k(!), eventually reduced to £245k asking and went (and still is) SSTC...

So I guess current asking prices are coming from the April spike, most won't sell but the best properties will be probably be getting multiple offers.. It is very popular Sale , but I'm sure some of it is the sheeple effect, it has nice parts but equally bland parts that are no better than cheaper area's nearby, and the town centre shopping area is a bit grim. I guess it is the right distance from the City centre - close enough for quick tram/bus commute into Manchester, but far away enough from the rougher inner city and surrounding area's.

Sale, specifically Sale Moor still continues to be absolutely mental. In a small drawn area I have on rightmove it is showing 26 properties for sale, but 68 if you include STC.

Even areas around and behind the high school are selling quickly at ridiculously high prices. Mad!
