hoddoi
Anybody know much about Elm Park / Hornchurch? Seen a 3 bed semi-detached in Elm park with a garden and garage for 250k. However, Elm Park itself seems pretty much a large ex council estate with nothing much going on. Two country parks make it a more attractive but it is a bit far out and I worry about re-sellabilit? Any advice welcome!!
Will!
Propertybee suggests prices firmly on the way down there. Wait and/or go in low.
blackdug
i stayed in that general area about 10 years ago and i loved it...i was a 15 minute walk to the station and i soon got used to it ....that area is surrounded by loads of parks and i used to walk there daily for hours at a time with my dogs ....i lived for 10 years in inner city london and when i moved out to hornchurch i was pissed of with myself for not moving sooner .....only time i ever went back to london was for work .....wasted years living in london when i look back...i also stayed in haroldhill which is a massive council estate and i also loved it there ..i was told all sort of bad things about the area but only ever seen and met nice people and my neighbours were real down to earth sorts that looked out for you and your house....we used to have fallow deer in our garden daily ...mind you i grew up in a council estate in glasgow so anywere is nice to me...as for house prices going down,,, toss a coin ...my idea would be to go for it....just pay the right price in your heart.........all the best
hoddoi
It does appeal from the park side point of view. My wife is not such a fan of the countryside, more of a city girl so it may not be so good for her. Another option would be to move a bit further out to somewhere like Chelmsford, which I only hear good things about. In journey time there somewhat similar, the major downside being train vs tube fares. Anybody got a view on Chelmsford vs Hornchurch. My wife will have a baby in a few months so we're thinking about schools etc.. also.
Total Collapse
Considering possible fare rises I would go for Hornchurch. Or Upminster if you can afford it.
Sibley's Love Child
Considering possible fare rises I would go for Hornchurch. Or Upminster if you can afford it. What this poster said. In order of preference it would be Upminster, Hornchurch, Elm Park. I live in Dagenham (which is a shite hole), once you get past the country park it get progressively nicer. Back to the OP i'd say the 250k is a fair approximation for Elm Park. Nice place, not too shabby.
