In the local free Morningside & Bruntsfield Gazette, so no link:

Bruntsfield Hit by Proerty Price Drop

House Prices in Bruntsfield have fallen for the first time in three years as signs appear of a housing market slump in the Capital. New figures show that the average price of a two bed flat in Marchmont and Bruntsfield fell five percent, to £260,078, the first fall since 2005.

City wide, the statistics show property prices rising at their lowest rate for 15 years. The price of an average home has increased at less than half the rate of inflation - just 1.2% - over the last three months.

Separately - I just checked the ESPC website and there are 8200 properties for sale. The highest it ever reached in the last two years was around the mid 6000's.

Game on 'Edinburgh is different' ostriches.

Good stuff. When it really goes tits up I will be walking round Bruntsfield with a leer on my face and a cheque book hanging out my back pocket just for effect. Seriously though, how in Gods name can anyone think a flat in Bruntsfield is worth £260,000?

The 1.2% is the yoy change, not 3 months. The journalist can’t read.

In Edinburgh the average price of a property fell from £215k to £210k over the quarter. In July 07 it was reported as £227,912.

Calm down. No one mentioned rising prices.

If you read what I wrote you'll see prices falling. The ESPC numbers, others as well.

I am not angry. Just disappointed that even readers of this website swallow the spin like the rest of the population !!!

The very first post of this thread !! There have been at least 5 posters who have stated the same thing, without even bothering to look up the details themselves (unlike myself and yourself.) ;)

If people who read this site swallow this bull how long is it going to take the general population.......
