The first paragraph is about an auto-entrepreneur who was trying to sell fresh food to the public

Started his business in the spring of 2010 and was liquidated in the spring of 2011!

Its the second paragraph that says it all

Near 'Royan ' we are seeing up to 30% of owners who want a quick sale before the dead-line

Prices have fallen by 9% in a month

Phillippe Aiguillon (EA) says that "I am under pressure from the vendors who want a quick sale"

Yet another Phillippe (EA) says "an important vendor has decided to sell all of his property and is looking else-where to invest with a price fall of 10%

Are all of EAs in the Charente called 'Phillippe' :lol:

Tax Fonc in France has increased on average by 22% between 2005 to 2010 and it will continue its never ending increase in 2012

When you own property in France you pay two taxes the Tax Hab and the Tax Fonc

The above link from the UNPI that has to be down loaded shows tax fonc increases between 2005 to 2010 for over 800 French communes

BTW this tax will continue to rise next year 2012 due to the French Gvts decision to end a business tax or the TP as its called here

As for the tv licence which has gone up by 2 euros this year on your Tax Hab bill( even though they never said anything about this i got a surprise)

Well next year its going up by 5 euros!

Maison à Vendre last Tuesday night

The first one

Nicole 61 years old a "Deep Purple" fan seeing as she has purple hair

Purple her favourite colour everything was purple in her house

Property on sale for 350K no visits for the last three years

A weird house you had to climb up a staircase (outside) and the front door opened up into the kitchen

I thought it was a junk shop at first judging by the weird objects everywhere 14 'salt lights' to keep away the 'evil spirits'

Anyway along came Aurélie with her new 'white teeth' you needed to wear a pair of sun-glasses just to look at her!

After spending 5K sold to a couple with a baby for 295K

The second one (the best)

Safiye and Zafer with there three children a flat at Pontoise (Val d' Oise)

Property on sale for the last two years advertised with 23 different EAs and not a single visit !

The were in debt unpaid credits and 'charges' meaning the caretaker ,heating etc

Price a 170K

Two years ago price a 150K

Steph asks them why did you put the price up?

Answer 'the debts have gone up so we put the price up by 10K a year'

Steph "We will ask for a 155K try to be realistic"

Zafer the wife bursts out crying but eventually agrees

Aurèlie (white teeth) spends 4K on the home re-looking

A few visits but not a single offer

They decide to rent out there 80m2 flat

BTW The childrens bedroom was strange a total mess just a few mattresses on the floor and a shower that they used as a cupboard!

Yes I thought that economically, should she ever 'move forward politically', France would be doomed, I can't see many of the more successful countries working as comfortably with France given this senario - particularly private sector business. Interesting debate though.

It is very difficult to judge house prices in France. We bought a ruin in 2009 for next to nothing. We're told that its probably worth around 250,000 now (we live near Berck, Pas de Calais), although the true value is probably a lot less and certainly going down daily.

What are your thoughts on the bottom of the market as compared to its peak? (ie. The total price fall from peak) - I ask you since you seem very active on this forum and well a well informed individual.

I believe that the mad years situated between the late 1990s up until 2005 are over

Believe me i saw so much pressure to buy property and i have witnessed some insane decicisions to buy property work mates ,friends etc

They could not resist ! just like they can't resist miss wet tee-shirt

When it comes to prices well how can you compare prices if nobody knows the price that property is bought or sold for

Bought for x euros in 2001 sold at y euros in 2010

Why don't the notaries give out real sales figures

Simple they have a vested interest in property

They are corrupt

Balzac and his "comedie humaine" described them at the time as being corrupt so did Flaubert in "madame bouvary"

According to the world bank report "doing business"

France is classed at the 144 th place out of 155 countries when it comes to registering property due to the notaries monoploy

In 2006 the 'French Law Association' a group of english solicators who represent there english clients in France asked the european commision to stop the 'Cartel' of the french notaries

It did not work nothing has changed since Balzac

BTW they are often dynasties of well known families

Parents cousins often corrupt who have no sense of public service

These so called simple tax collectors well why can't the French tax man collect his taxes !

I totally agree with your observations and they are not too distant from my own beliefs. Yes I saw that film - very funny indeed, once you've understood the coloquilisms. (I speak fluent French).

Well, I suspect peak to trough from 2008 heights to presumably 2015 (bottom of market) - at around 40%. Would you say that is a fair estimate?

I totally agree with your observations and they are not too distant from my own beliefs. Yes I saw that film - very funny indeed, once you've understood the coloquilisms. (I speak fluent French).

Well, I suspect peak to trough from 2008 heights to presumably 2015 (bottom of market) - at around 40%. Would you say that is a fair estimate?

Does anyone know what the average income to house price ratio looks like in France ?That would more or less answer your question on how much house prices need to come down tobecome affordable.
