This one seemed reasonable compared to this crazy market until you look at bit closer:

£675k for a 3 bed detached house on one of the better roads in the area. OK, it is quite near a main road, but liveable.

Unfortunately, someone seems to have sold the garden off leaving only a tiny patio.

That is before you see the size of the place. 874 sqft for this asking price is uncomfortably close to £800 per sqft and you are not even paying for the opportunity to extend it in the future because the lack of garden puts paid to that.

No parking either, and good luck to anyone trying to park down that road during an evening.

Agreed, judging by what some of the others have gone for, this will sell quite quickly.

I can't see any reason that wouldn't be north of £350k in this market once done up.

It is very ugly, I don't know what idiot on the council at the time sanctioned building a block like that there when all of the original houses around that small park are beautiful. I hate to think what lovely houses were pulled down to make way for some of the monstrosities that were built there in the 60s/70s.

It remains a nice road as you say, although traffic noise from neighbouring Claremont Road with all of the buses is a bit of a pain. The flat is share of freehold and split level which works in it's favour, but it doesn't say if there is parking available if you don't want to pay £700 a year to rent a garage.

I guess a lot of people don't care about parking. If you live there, you are only a few minutes walk from the station for your day to day commute, everything else is in walking distance and there are 'Zipcars' parked on that street so you can rent cars by the hour if you need one from time to time. I suppose that is the sensible way to do it these days in that type of location, but if you do still want to own a car, you'd need off street parking round there.

obviously was smoking funny cigarettes when that was designed , it`s not overly big but as you say split level which helps and the location is good.

replacing warm air heating is a pain in the backside though , asbestos ducting and all sorts. probably 250k is about what i would want that for .

wet system and combi boiler would improve it a lot , did exactly the same thing in the parents house as that had warm air , massive cupboard in the kitchen gone , loft space removed of all ducting taken out, hot water cupboard removed so bigger bathroom , 25% bigger bedroom as the ducting comes up to the loft always through a room. just a big useless system that blows dust and co/2 around the house circulating the same air to kill all the inhabitants should the flue be leaking :rolleyes:

would make a fabulous building plot for flats

It is a nice house with a massive garden, but the postcode is going to count against it here. No one is going to pay that much money to live in Chessington right next to the A3. Move it a bit west to Claygate or north to Long Ditton, then maybe, but not there.

indeed for 900k it is easy to obtain a detached place in a much nicer area

These townhouses are a good way to get quite a big house (over 1,500 sqft without garage), but these one have tiny gardens and lie very close to a major road.

The one that sold for £497k seems very 'cheap' in the current market, but I still can't see how they are worth much more than £600k evne in the situation we find ourselves in.

was thinking that myself 550 for the 3 600 for the 4 bed

offers over 800 is really taking the mick

Certainly looks like better value and a nicer development. I think the Surbiton one would get a bit more because it is easier to sell that type of place there, where as the classic Claygate buyer probably prefers a detached house.

a compulsory purchase order should be brought in and flatten the whole block

I agree, and the ones adjacent to them that look like the 'projects' from the TV show 'The Wire'. Criminal in this location really, given the cost and surrounding buildings, but unfortunately Surbiton was really badly hit by these ridiculous developments in the 60s-70s.

i can`t see this making more than 300k in refurbished condition , but then again i have been proven wrong before :lol:

looks like 230k to make a decent profit it needs a fair amount of work at least 20k and more like 30k , and no lift top floor too

same as this ugly thing sold for only 275k in refurbished condition

Came on market late Friday went viewed it on Saturday... 40 viewings put in an offer above asking. Not a chance went 100k above according to agent with 28 offers.

Ridiculously, that is just too cheap in this current market. If you look at this example in longgone's post it will show you the reason:

A bit of a different part of the area, but historically not a lot of difference in price - Surbiton has the fast trains and the river, N. Kingston has the schools and the park. That house that you looked at is better than the Cleaveland Road one in every way - bigger, better garden, not next to a main road, nicer looking etc etc. The Cleaveland Road one will sell in this stupid market for close to that asking price, so I'd expect the one you looked at to get more.

Sadly, I'd expect these to be knocked down and replaced with flats. Conversions are possible, but generally give less return than starting again. There are very few areas in central Surbiton where people are looking to spend that much money to own that bigger house. This certainly isn't one of them.

Cranes Park has a few of the old Victorian houses that would go for £1.5m or so, and Walpole Road at the other end of town about the same. There are a few on the river roads that would probably get £2-3m, but they are the exception as most people with that type of money prefer a Footballers Wives McMansion in Esher or Coombe Hill rather than this old Victorian stuff.

That is a fantastic return on that second one - £520k to £1.2m in 4 years - probably spent £150k on it plus fees, so a £500k profit in that time and they got to live in it for a while to boot.

I couldn't live in Hinchley Wood myself, too quiet and you'd need a car to get anywhere, but it is a nice safe neighbourhood for those with kids etc.

I cannot believe that has now sold! I wonder what they actually got for it. The world has gone truly mad if it is anywhere near asking price.

should i stick a letter through every neighbours door offering 275k same as that heap was purchased for only 6 months ago ?

i think around 220k profit has been achieved in 6 months utterly unbelievable :blink:
