I saw a SSTC property hanging in the window that sold LAST SUMMER. I couldn't tell you if this property has completed but this is very telling as I have also seen this in another estate agents. lots of SSTC in the windows but not recent ones. Seems to me stock is increasing in my search areas (in Bristol) Speaking to people sentiment is mixed, most convinced falls are inevitable, others that think prices are too high but don't want to 'miss the boat'. I'm tracking supply in the Bristol markets on Rightmove - and there has been a significant up tick in supply in BS6 / BS8 since Mid Feb. Looks like we are now into the beginning of the spring supply surge - which should keep a downward pressure on prices. Will keep you up to date in how big the supplyside gets as we go along. New unemployment figures out today, although nationally unemployment figures are going down, in Bristol they are going up and showing a distinct double dip pattern. Bristol unemployment now stands at 3.95% of the workforce, just short of the previous peak of 4.01% back in August 09 and up from what now looks like the yearly low of 3.69 in December. This is well over double the recent low point of 1.64 back in December 2007. I also met someone doing research into UK economic vulnerability - we talked about vulnerable locations, the big post industrial cities like Hull came up, but unprompted so did Bristol - for high levels of vulnerable public sector jobs, a weak financial sector and not very impressive levels of other alternative business drivers Quote Link to comment Share on other sites More sharing options...

Over the last 3 weeks in March I noticed a 10% increase in properties available, that's a big increase for 3 weeks. I can't see the price of the ftb going down with this sort of behaviour. His mortgage is now cheaper than a rent but i don't know but the future... The thing they have not mentioned is that access to the hovel is via the traditional rear access path that people drive up to access their garages. This is closed with a metal gate and padlock! In the photo with the car you can see the barbed wire strung across the top of it. Nice. So, to get into your own garden hovel, you have to open up this metal gate with padlock... watch out for the thugs spilling out from the pub opposite. One of the roughest in England imho. So many 'property developers' are going to get badly burned. How do they think it is ever worth this much? There are lots of other examples in the area of insanely priced housing. There are a few examples both in Bristol and Swindon of developers buying houses doing nothing to them and then re advertising a month later for another 10%. They are not selling though. BS3, bs7 were very dynamic in breaking house into multiple flats. bs3 particularly became a fashion the last few years. It will be very interesting to see these trends after the election, the raise of income taxe and VAT, the reduction of council job, the reduction of benefit etc... For example My link £150,000 thats nearly £900 in repayments every month, which is about twice as much as I can afford and way above what they might expect to get in rent. At £50,000 I think many would think about it as a basic place to stay while they establish a career and then move on up the ladder, but £150,000 is a lifetime amount of debt with IMHO very little to show for it. It looks like you are in for a readjustment with respect to prices....Bristol has two universities that affect the prices pretty dramatically for some areas of the city. Clifton is definitely overpriced, but it is in easy walking distance to Bristol University which is in Clifton, so in demand with (relatively) rich students. If you are looking for cheap 1 bed flats this is not the area you would be looking at. (My feeling is that GBP 450 for a (decent) one-bed flat in Clifton is not that unheard of to be honest). 1Bed-flats is not my expertise, so just a guess based on what I hear around me. With what you write I tend to think you would be looking at a neighbourhood as Southville or Horfield depending on the side of the city you have to be.
