I actually viewed this one ... it is a BTLer bailing out so was previously tenanted - needless to say that it was not in good condition. Cracked floor tiles in kitchen and bathroom, kitchen units damaged, sink in bathroom off the wall, damaged floor in master bedroom, box room not habitable by adult but ok for visitors / young children / office area and sloping ceilings which can be a problem down to personal taste. That said, a couple of grand and a bit of TLC and it could be a good place. I think the original 100k price was about right and I am surprised that it has been "bid up" (if indeed it has, EA trick??!) May just show that there are still some mugs out there!

I cant believe that anyone would think 100k for that is fair.

I lived in bournemouth in the 90s, as late as 2000 you could buy a 3 bed semi in poole for 65k, i know because i did.

Hated the soul less place so sold up and moved on.

Still, 108k can buy you a house in kent today.

It's disgusting really, considering how long it would take you (if ever) to save £100k. I'm glad there is other people thinking the same.

Blimey ... I've been outbeared twice on the same post!! I wish you guys would come to the pub with my mates and back me up against my many property owning mates who laugh at me when I start talking about property being overpriced by 20/30%!!

However, in my mind a one bed flat should be around 80k (based on individual earned wage of 16k x4 + saved deposit) with a two bedder around 100k (based on same earnings + one times second applicant income) ... that flat is a two bedder (albeit a small second bedroom) and with a couple of grand spent on it to correct a few small immaterial problems could be a decent home for a young individual, couple or small family with a baby/toddler (in my opinion). It is reasonably tidy (apart from the problems I have already mentioned) with GFCH as well as loft storage space ... I have seen a 1 bedder on RPR at 95k (although I believe from the EA the vendor "will take" 88k!), needs totally gutting as also tenanted and they have pretty much trashed the place (ceiling in bathroom is black with rot and all other rooms have rot across the walls, no GFCH) and also small living spaces. Out of interest, what do you guys think this place should be valued at?

What I think is more startling (tho not surprising) is that the asking price for the non-repo property in the same block is so far above the offer price here (150k vs 108k) ... the sooner the banks start repossessing (rather than "extending and pretending" via forebearance) in any meaningful numbers the sooner this country can get back to a sane and sensibly priced housing market. Remember that the previous sale price was 172.5k ... now THAT is madness!!

Another compare and contrast ...

After 9 months at 100k and no asking price reductions (God forbid) this was taken off the market - http://www.rightmove.co.uk/property-for-sale/property-19408695.html - I know this to be Flat 3 Lansdowne Court, Lansdowne Road BH1 1RP. Previously sold at 135k in Nov-07 so someone is nursing a big loss here!

Now this has popped up on the market - http://www.rightmove.co.uk/property-for-sale/property-22883235.html - I know this to be Flat 14 Lansdowne Court, Lansdowne Road BH1 1RP ... same block, but on at 140k!!!!!!!!! Now, I know that sellers expect to get knocked down on selling price but jeez! No wonder the Rightmove Delusion Index is reaching record highs! Previously sold at 80k in Jul-01 so unless the current owner has MEWed the buggery out of it (possible!) then they are in a strong position to accept market value, i.e. sub 100k [see above]!

The 7 day check shows 219 properties being added in the past 7 days.

So, one year since I started watching this we are 358 properties down or about 10% - nothing like as bad as the EAs have been telling me (surprise surprise). I have been told that property numbers are well down on normal levels .. well, I guess it is down to interpretation but to me less than 10% (3,932 less 3,574) is really nearly here nor there. Interestingly, numbers tailed away month on month from now last year so we'll see what happens - I guess it depends on how "keen" vendors are on selling.

I'm still not going to panicked into buying an overpriced place to rest my head! I will continue to rent share cheaply and wait for value to return to the market.

I saw this,it might be worth buying just to check and see whats been left under the floor boards! I don't think I would have a problem with buying an ex-dealers house, had it of been a child murderer or similar then I would. Anyway it's good publicity for a house up for sale.

Yup ... was with Palmer Snell but now appears to be with St Quintin & McConnell - http://www.rightmove.co.uk/property-for-sale/property-34345651.html - interesting to see it on gumtree too! Trying all avenues I suppose! It still isn't on http://www.houseprices.co.uk so it is difficult to know what the vendor "needs" ... I guess it was bought as a repo / wreck and refurbed.

I don't think this is the case ... having viewed it, it looks like it was bought in a bad way (poss auction or repo, hence not showing up in http://www.houseprices.co.uk?) and was a "fixer upper". Also the seller turned up to collect something during my viewing and he looked like a builder type. So putting 2 and 2 together, he bought a wreck, new kitchen, new bathroom, bit of paint and a bit of carpet and onto the market for profit.

Now, I am not against this at all ... everyone needs to make a living and it's good that properties are refurbed when necessary. However, the seller must have bought at a certain price (a.) and spent a certain amount on it (b.), so he "needs" the amount spent back plus a little extra for his efforts (c.). The question is, what was (a.) and (b.) and what does he consider (c.) to be?! Actually, (b.) will be increasing month on month as the money borrowed for the project will doubtless have interest payments attached to it! I might feel sorry for the guy, but if he overpaid on (a.) or (b.) or thought his efforts were worth more than they were and has therefore priced (c.) too high then my sorrow for him dimishes somewhat.

EDIT: correct (B) to (b.)!!

It is getting a bit quiet in here isnt it, for me it's becoming the lack of interest and things to talk about, doesnt seem to be an awful lot happening round here at the mo, not that ive noticed anyway.

I still take a look through rightmove here and there but not with the same interest that I used to. Think im verging on giving up bothering to look for somewhere to live!

To be honest I am in the same position re: bothering to view ... the agents all seem to act and think like we are still in the boom leading up to 2007 and are obviously looking for mug punters or even better, BTLers. I haven't had a viewing in about two months as I do not see anything close to value on the market and I am sick of agents showing me around 95k/100k asking price places saying that if I put in a cheeky offer of around 93k/98k I would "probably get it". The fact is that the agents are all so used to the 'boom' that they just do not know any other setting and I would not entertain an offer for any of the properties I have viewed of anything much more than the 1-bed rough valuation of c80k, and that includes the viewing I had for a 120k property (which had a poky kitchen and bathroom, as well as needing a deep clean in said bathroom)!

In May (I think it was, anyway?!) I went to the Palmer Snell mortgage broker to get on their "hot-list" with promises of repo's and bargains galore. Since then, not one contact apart from one email last week to see how I was and how my search was going. Not hot at all, and I feel a complete waste of two Saturday afternoons. Oh no, I am forgetting the email this week from them offering the "let to buy" 'deal' whereby if I was a property owner struggling to sell but wanting to move they would let out my existing property so that I could remortgage and buy another depreciating "asset".

I have said on my "Anecdotal" post (link above) that I am now seriously considering making viewings and actually speaking my mind rather than biting my tongue!! I am off on holiday this Fri until next Weds (Spain again, cheap accom and flight!) and will have a think about how to "play the game" on my return! Like I have said on our private messages (I think?!) I have recently moved into an informal shared rental at 250pcm all bills inc so for the moment I am not fussed about offending the delicate ears of the odd agent. At the moment I think living as cheap as possible whilst protecting my deposit as best I can is the best way forward until the agents/vendors realise that the game has changed.

Anyone know anything about this one? Is it a simple Land Registry typo, now repeated on all other indexes? Or some sleight of hand?

Can one get LR to check their entries for accuracy?
