This must be the worst (best?) example of kite flying I've seen (now listed with 2 agents at a reduced price of just £299k!)...

http://www.rightmove.co.uk/property-for-sale/property-50929522.html which was £278k last year. It was nicely done out. Integrated double garage. Much better landscaping and didn't need a new kitchen & bathrooms.

40% minimum overpriced and that's just compared to next door's previous sold price, what should this place be really given the proximity of the railway and the small rooms?!

Being bored I'm looking at rightmove for a laugh and found this http://www.rightmove.co.uk/property-for-sale/property-70670462.html

Sold in September 2015 for £221,500 https://houseprices.io/?q=67+woodland+road%2C+darlington and its on the main road into central Darlington directly opposite the hospital. I don't think there is a time of day when traffic won't be going past.

The house is worth £250k-£290k based on the prices on the square behind - prices between the have always roughly matched with the houses on the square trading a bit of space for lack of noise. Basically they want to charge £200,000 for fancy paint and the fact someone has knocked a wall down which I'm not sure was a great idea anyway...

this house has possed up on my search.

Not going to view it the position is not really unique more like boxed in and dark.

It also looks like its been left empty for a year or more... a few months ago it was for rent for something crazy like £2000 pcm and obviously people who earn that much want something in post-1994 condition.

if the vendor is stupid enough to ask for 2000 a month for this (1200/1400 maybe once done up) then what will be the point as they are a) greedy and can B) afford to waste their own time.

Houses are selling for mildly silly prices on this estate but 450 is about the limit unless its a really really good one...which this one is not.

it is surprising how many decent family homes are empty around here

People look at houses that they can afford and offer 5k off and think they’re some great negotiator. Nobody actually questions, “Just how long will I take me to pay off the mortgage on this place? WHAT?! REALLY?!” Prices are totally illogical and while the public carry on doing what they’re doing they have no need to adjust.

Wouldn't know the Darlington market, but appears pricey for the north.

The big surprise is it is Coronation Street on the outside and Eaton Square on the inside. The hall is wonderful.

The worrying thing (to me) is that its sold. I'll wait and see if it comes back on to the market but there is no way I would live on that road.

I'm seeing quite a bit of this. Location doesn't seem to count as much as the Homes under the Hammer makeover. Seeing fairly modest areas and houses given high asking  prices just because it has the bling factor, leaving me Gobsmacked too.

I agree with this.  These two from an area I am currently tracking.  The first one sold in November 2017 for £305, the second one is currently on the market for £350.

It used to be buy the worst house on the best street. But since you can no longer buy them you need to buy the best house in any shit hole you can afford.

Definitely getting more prevalent and I'm not sure what these means for house prices moving forward. Do people really have more money than sense? 

I am seeing houses for £160k with old lady furniture, carpets and colours.....but with the bling £225k. When the main difference is not even the kitchen and bathroom just colours, carpets, decor, window dressings, light fittings and fireplace. Probably £10k refurb tops.....but £65k difference. 

Like shooting fish in a barrel for 'developers'. ?

It's not even a good one, it's a standard 60s build extended. Starkholmes also pretty low down the pecking order for the area. Above the Hurst Farm estate but below just about everywhere else.

Very strange vendor.

A much much nicer house is and has been for sale around the corner on the same development for a couple of months now at £550.

I you have a lot of money why not just sell at the right price why bother holding on for ages loosing money.

in this location its just starting to turn negative on zoopla.  Things sell at last + a little or even at last price.

For me its a very compromised dark house there is another 200m compromised dark house for sale also for more than a year now at £450K on the same development.  I would hazard 350/375 the right price.
