My Favourite Scabby 'for Sale'

Following on from the 50k house post.

In a place far, far away from London. Nothing really sells. Big houses, little houses, whatever houses.

Doing my weeklyish RM search on places listed in the last 7 days, 3 miles radius Scarborough. This one pops up again:

They've dropped the price from 400k to 350k.

Its two houses plus a works yard, so its only 250k over priced rather than 300k overpriced.

Its has the most stupid, 'See you in court'/'Why would an EA put this in writing' description:

I'm guessing he's been chatting to the local street cleaner then?

If - and a big if - they built the extra houses - and that yard does not look that big. They could get about 400/month per house. The 2 existing houses would need gutting at a cost of ~30K each.

This looks like a refurb.

I like the house + location.I prefer the beigger hosue next door though.

Been up for sale for 1 year. Starting price 450k.

If I was to offer on this, why not go for 250K? They've already had to knock 100k off the price which, to me, would indicate a seller/EA who just are unable to come up with a realistic price - 1 year + 100k off indicates buffoons.

Parrot in the lounge. Needs loads spent to modernise.

Rotunda/Valley Bridge - 360k

Back garden landslide job looks satisfying to mow - not. Why not come down to just quarter of a million pounds for what appears to be a leasehold house in Scarborough? £450K - £360K or £250K... sure some renting couples I know can afford it under low rates and their £90K duel incomes in senior professional positions... but they also want lives, to spend bringing up kids, be able to put money aside for retirement etc...

..to update and modernise house (including new kitchen with simple wipe clean unit doors and draws, no handles, cushioning self-closing.. not old style ones like majority in your RM links that look 1980s with bevel design doors that collect grease and dirt into grooves- and all repairs along the way with maintaining a house).... not meeting asking price of anyone into the hyperinflated house price delusion. House price strike - want market to run out of upsizers.

I always ask myself, why are they selling? Not sure I've yet projected it on an OAP having a fatal accident in a fancy but dangerous bath, as they were probably counting their hpi.

Just quickly (don't want to take off topic from Scarborough houses and that asking price range) - fancy bath in one of the OAP houses I track. Think they've been trying to sell it since 2008, opening up with £800K asking price.

The other house being the servants quarter for next door? How times change... and often quite quickly, but many prefer to believe there is a smooth constant.

No my sunken bath beats yours hands down.

Yours looks well done - stone, nice setting, colour coordinated.

Mine looks like they've made a raised MDF plinth, cut a round shape in and plonked the bath down.

Nice bit of pink carpet all the way to the edge.

Its even got cut-out OAP seats on opposite sides so they can both sit down and check their bits out.

Then a sex mirror right next to the bath.

Accepted. I'm so used to squeezed living and poverty spec everything, that looking at larger homes of so many older owners and pics which imply how they live, leaves me in constant state of astonishment. With the occasional amusing 'life so easy / minor royalty' excesses such as that sunken bath.

Rented properties landlord fitted up so cheap, the flexitails of the Chinese mixer taps have sprung leaks, replacing myself with equally £3 cheap replacement from ebay when not been able to contact landlords in past. At least positioned for HPC vs many owners living without a care in the world and believing values locked in for such homes.... asking £375,000.

Revisiting this.

Clicking on the RM link and using the Market info 'Sold' feature, as far as I can tell, none of these places sold. Not one.

I heard an amusing anecdote from some friends of ours from the south coast who decided to try Whitby for a holiday for a change.

They visited Scarborough, and decided it was horrible and full of 'overweight chavs stuffing their faces with chips'. Whitby went down better with them (especially the Humble Pie n Mash cafe).

Anyway, the female half went to have her hair done in Whitby, and mentioned to the hairdresser that they'd visited scabby, and didn't much like it. The hairdresser volunteered the factoid that "scarborough had the highest density of pedos in the country"! Dunno where she got that 'fact'* from, but there certainly seems a bit of local rivalry between scarborough and whitby folk :lol:

I suppose that's why Jimmy Saville got buried there though. They've removed his headstone from the concrete filled grave, on the hillside overlooking a school, but the twunts body still lies a mouldering in his grave...

* I imagine places like Rotherham probably have that sorry distinction - maybe she just meant convicted unemployable peedos who have gone to a HB financed flat on the coast to 'retire'?

Scaby v. Whitby has been going on for years.

Until the 70s Whitby was very much a working port with a small tourist bit.

Scarborough was a tourist place with a very small port/fishing.

Until the 80s, Scarborough was posher/twee-er than Whitby.

Then, by the 90s, Whitby overtook Scabby as the place to go - Whitby rose, scabby fell.

Lots of reason - SBC were very hands on in Scabby (i.e. fcked the place), too many unviable B+B which were filled up with dross from Leeds, large scale loss of local jobs - Woodheads, PoleStar/Pindar etc etc.

Whitby is doing well as its used as the going out place for Middlesbrough middleclass, who p1ss money away.

Same goes for York. No-one in Mboro goes out in Mboro - its a shithole.

Unfortunately, where the Mbro middle class go, the scum some follow - again, see York.

How long Whitby will boom is debatable.

I have a feeling a lot of the spend is tax credits, some oil money, and the normal tourist trade.

In fact the tourist trade depends on tax credits twice - once fro the spend, the other for job sub.

The oil money has gone.

I also think a lot people have very much overinvested in the Whitby tourist trade - half of West Yorkshire seems to have moved over to a run a 'boutique' B+B.

Going back to the start of this thread, nothing remotely near that price has sold on Park Street.

So this, like my other posts on Scabby, does confirm that town is effectively stuck, frozen, illiquid.

No idea either; I was just reporting on the views of the hairdresser that so startled my friend. I assume they will always have the concrete filled grave of Saville, and the sentiments expressed here seem a long time ago LINK

My friends from the south have probably told a hundred people the anecdotes about how bad Scarborough is by now. They really could do with revamping Scarborough ASAP, or it will go the way of places like Yarmouth (which was so grim and run down the last time I visited that I'll not return any time soon).

So, almost 4 years ago this one had already been on the market for a year with no takers, despite being reduced from the (frankly delusional) £450,000 to £360,000.

After four more years it's with a different EA, there's been another drop (down to £340,000, back in January) and still no takers.

So they've dropped the price by a quarter and still got nowhere in five years. Your 2014 idea of offering £250,000 is looking more realistic by the day...

Its guess the debt.

Theyll be carrying mortgage and refurb cost.

Lets pull a number out of sir - 200k

Even if it was all at SVR of 5%, thats 50k in IR alone.

If they are living in it then fine, utility - but 10k year is high for scabby.

If thry are not living in it .....

There's an important point about this and the other place - How much do you need to be adjusting the price?
 

Any property thats on sale for over 6 months surely is mispriced.

If you are wanting to sell you need to be knocking 10% off every 6 months.

Its not as if there's not a lot of property forsale.

A quick visit to RM, Scarborough +3 miles - 806 results.

Scabby has a pop of ~50k. Assuming the average 3 heads/property - thats, say, 20k dweliings.

For Sales in Oct are ~5% of stock.

I dare not look at the number of LR entries ...

In fact, they had it as an advertorial in the Yorkshire Post well before that, October 2015 in fact - link.

The only change is a further reduction.

Today it dropped to £325,000.....

Tracks asking price.

Records selling price.

Have a look at tge asking v getting prices for Scabby. Brutal.

Always been the case.

Thes are my observations about scabby. But they appy to miost other UK seaside towns.

60 odd years ago, BnB/GHs were run by maiden aunt types.

That slowly evolved to miners and the like, laid off in their late 40s/early 50s, looking for something to do for another 10-15 years. Fresh air and all that.

Te early 90s recession saw the sector totally bombed out. A lot of places where the slumified to house DSS single  people.

Now its hotch potch of ages. None are making a good go.

A lot took advantage of the slack lending and paid way too much, so are stuck.

Scabby has some shith01e areas. Most are outside of town.

Id say, for pounder per brick and the fact you are not living in a sh1thole beyond redemption, that scabby offers the best value money.

Town cebtres a bit scruffy but it has shops and the like. Train to Yawk. Decent sixth form.

But there are some big old houses where you could not build them to that quality. Fantastic materials and workmanship.
