Longtermrenter Posted March 20, 2012 Share Posted March 20, 2012 W e have had to take on a new tenancy a month before our tenancy ends. Nothing signed yet except reference checks. 25 days to go until we are supposed to move in after tenancy agreement is signed and money paid. It has taken three weeks however to get our references sorted out and I would like to move the move in date ahead by two weeks which will save me half a months rent. Anyone got any good suggestions other than the ones I have which are - need to sell washing machine as new place has one and internet provider needs a month in advance notice to disconnect. Any suggestions most welcome. We do want this house, just trying to eek out our money a bit further. The other thing that annoys me is that we havent even been able to see anything other than a generic draft tenancy agreement yet even though I requested to see it. references were a pain as i offered to pay 6 months up front anyway. Sometimes it all works out and at other times I find myself with no flat and a fight to get my deposit back (if paid0. What I do now is that when I am asked for a holding deposit is that I write a receipt that means confirmation and a contract must be given within x amount of days. In the past I've been kept waiting like this and a couple of times I've been told that the LL has changed their mind and the flat isn't available to me. I'm assuming you are working through an agent? There is no proof maybe that they are acting for the LL still or that they aren't waiting for someone else to pay a higher rent on the property. Both of these have happened to me. The agent doesn't need to take weeks sorting out references but they are under no obligation to move more quickly as they do not act for you, I've found few agents who can actually be bothered to check my references and most use a credit check that just takes days at the most. The agent acts for the LL and even after viewng a flat anf paying a deposit I've then I've discovered at the last minute that the LL has fired them. There are several ways you can deal with this but you may need to keep looking for a plan B in case this one falls through. A letter to the agent to say that you expect an agreement signed with xx days or your money back can result in them just deciding to find someone else more controlable. Contacting the LL direct can work sometimes. If the flat is empty they won't like losing 2 weeks rent. All a huge gamble and extra stress. It's bad enough moving home without all of this. zebbedee Posted March 22, 2012 Share Posted March 22, 2012 How about, you delayed the references by 3 weeks putting time pressure on us, move back the contract start date by 2 weeks. They then have the choice of telling you to f off and leaving the LL with another void or accept that being useless twats has left you needing something in reparations.
