Phil visits Stoneclough, just outside Bolton, and a two-bed terrace that is crammed with enough knick-knacks and decorative touches to fill an auction house, and with more than a thousand days on the market and no offers. Elsewhere, Phil's working with Will and Ste, a pair of property investors who feed on this area for its buy-to-let opportunities. Would they consider shelling out extra thousands for a property here?

Tonight's Secret Agent was interesting (1st time I've ever watched this programme).

House in Harrogate marketed for £400k 3 months on with no offers. A few damp problems here and there were hampering the saleability as were the kid's toys and men's toys in the back garden. Need to sell quickly as vendors are having trouble paying the mortgage.

Phil chats to the agent. Agent admits that house should be on for c.£350-360k. Phil relays this to the vendors and they swallow this news like a s*** sandwich. :lol:

Vendors decide to undertake the work as advised by Phil. Although the new damp free en suite shower room was incomplete by the end of the programme (embarrassing as the joint owner is a Plumber! :rolleyes: ) House looks very nice at the end.

However, the incredibly foolish buyers decide to sack their agent Phil chatted to. Possibly sacked for daring to suggest that the house is only worth £350-360k. :rolleyes: And despite the urgency to sell, they decide to hire in a PR Company who will market the house via Twitter and Facebook.:o:o:o

Now...having been in the position to require a quick-ish property sale myself, I would never consider a pioneering tactic like a PR Company. Nope, just the tried and tested method of using an Estate Agent and a competitive asking price. Instead they market the house at £385k with the PR company. :lol:

yes, and this seems to be the story with all the properties so far.

Owners who have their own perspective of value!!! :-)

The day before, they had a house in Dorking. Initially 450K, dropped to 400K., Did 40K work, then accepted an offer for 395K which went nowhere due to chain, and in the end accepted an offer in the 380s..

This show is an HPC's dream.

Makes me want to sit and wait and as long as the monthly paycheck comes in, life is nice..

any vendor out there that lumps a big price on top of the ec valuation only has themselves to blame when the house does not sell. price your house at market value and be prepared to take an offer and it will sell. so dont be a dickhead, its that easy.

Phil's back with another series of Phil Spencer:Secret Agent next Thurs 10th May.

C4's doing us proud. With 'Satchmo' George doing the haggling, and '007' Phil decluttering, I can see Sold signs going up all over Britain...
