West Cornwall - Nothing New On The Market For A While

Can't remember the last time any new properties appeared in my preferred search. There were quite a few being added around 2-3 months back but it all seems to have ground to a halt. All I'm seeing now is the same old crap put on repeatedly and often at more or less the same price.

Even if I wanted to buy right now there isn't anything I would. (well, within £300k of my max budget - and then there's only one)

yes you're right, apart from the usual suspects changing agents in pendeen, st just, trewellard etc its pretentious lifestyle flats in st ives, and the usual churn in carbis bay, very quiet. Properties that match our criteria are very rare anyway. Whether our expectations will ultimately be compromised I dont know, as our budget is modest, there is something we are considering but only with a hefty reduction, but quite happy to play a long game patience will be rewarded for sure.

What is it about Carbis Bay?! It must have more houses for sale per sq Km than anywhere in the UK!

Neighbouring Lelant is a pretty close second.

I guess together with Lelant Its a surpisingly big sprawl and attracts an older demographic....and life expectancy being what it is in such a damp climate.......produces a natural err turnover of supply.:rolleyes:

I am surprised at the speedy turnover of country property as well, take decent quiet areas like Newmill, Bodrifty, Mulfra, Morvah etc its incredible the number of people that dont stick around for long perhaps not being able to hack the weather and general lack of diversity......

Talk of the devil ....up pops another classic Lelant bungalow .

Is it me or does that looked grossly overpriced? I would have thought it really hard to find a buyer at £300,000 let alone just under half a million?????

Yep, just add to the list of places that will still be for sale in 6 months time. Owners obviously think it is worth an extra £200k because it has a glimpse of what is essentially mud 50% of the time.

Also another fine example of hopelessly dated decor that is prevalent in any decent sized non-period house on the market.

Almost as bad as all those hideous conservatories that add an extra £50k onto the price tag but I'd demolish the second I moved in!

Yes there should be a separate thread for hideous conservatories......the penwith classic seems to be the perspex shed/porch combination stuck onto a sweet vernacular granite farmhouse.....classy. Prime example popped up yesterday (you get far more for your money in that hinterland north of A 394 than West of st ives)

Bit more like it. Just knocked £50k off. I'd seriously consider this if I didn't want to be within walking distance of Penzance

That's a handsome house (although quite close to a caravan site - the garden of the one above with the dodgy conservatory actually borders a caravan site, not ideal ). Why walking distance PZ? Dont want a car? or just like the connected feel? Bone valley maybe????

Another irresistible beauty with sea views (if you cross the road)........dont delay to avoid disappointment.....its a bargain at just under 400 k

Don't these people look at what else is on the market for the same price? I assume they do as they have to move somewhere.

The price? The picture above the Aga and basket in the corner, which strongly suggests it will reek of salty mutt and need fumigating?

Truro area is the same (properties between 400 - 600k band). Nothing new at all for ages. never mind, the harsh winter will see to that ;)

Does anyone know the very latest score with the "Zenith" apartments development at Porth, Newquay?

I know the developer went bust around last March time and the Bank of Ireland are trying to shift them on via their Administrators, but after I rather naively put an offer in, I lost a bucketload of money on deposit/surveyor/solicitors costs after I had to back out "rapido" on the basis of the chartered surveyors report and valuation!

What with holiday letting restrictions (still firmly in place) and "jerry" building visible to a trained eye all over the place I have to ask myself what the famous Cornish comedian Jethro would say about it all? I bet it would be that he wouldn't want a portion of that!

And also what's going on with "The View" just down the road? £600k? The Bankers must still be at it!

Any and all inside knowledge and comments would be welcomed and appreciated to soothe my aching head!

On the details it looks amazing. In reality what a sh**hole. Only 3 of the bedrooms were usable, the other 2 you could barely fit a single bed in. The whole place had a layer of mildew and the fittings were cheap tat / botch DIY.

The real crowning glory though is the flat roof-mundig block extension at the back. Barely 6 ft deep and a step down from both floors. Truly hideous.

As for the 4 acres. Front garden and veg patch OK. The rest is just a couple of sloping fields - not sure how much these would sell for?

Even in the current market I'd say this was £150k over-priced. I guarantee it will be taken off without being sold in about 6 months time.

Forgot to mention the conservatory. Whhhyyyy? Should be a grant to get rid of these monstrosities!

what about this beauty? A song at +500k perfect for suicide, if the beams dont decapitate you its a cert the bedside combi boiler should do the trick! I mean WTF? do they think it's a frikin teasmade!

Too right sacrilege to put a conservatory on the front of a beautiful old house like that and that one is particularly twee. My own experience of Penwith is that there are very few ideal houses, usually always compromised by something ...........often proximity of neighbours due to the nature of tightly grouped cornish farmbuilding........

Whats your thoughts on Penwith market for the next 18 months or so? I'm on the sidelines too at the moment, budget up to 400k, seen something that would do the job.......but I'm sensing next year sentiment will be on the floor...so going to wait it out.

Over the next year I'd expect to see a further correction, if not I'm going to take it on the chin. Having 2 young children I wan't a place with a decent garden before they're too old to enjoy it. So, if anything perfect comes up that I can afford I'll make a cheeky offer. However, given the current market there doesn't seem to be much chance of that!

Whatever the stats say nearly every property over £500k has had the price dropped.

And these places still aren't selling.

On the other hand if no one needs to sell I don't know what will get things moving. I guess we'll see if there is a surge of properties in the Spring
